Outside the City of Napa and American Canyon, no town closed more than five sales in September, so one or two transactions can move an average sharply. St. Helena's average sold price rose 257% on five sales, while Calistoga's fell 87% on two. Read those as a snapshot of a handful of homes rather than a change in what homes in those towns are worth.

A Broader View of the Third Quarter

The average sold price was $1,155,780, 2% lower, and homes that sold averaged 78 days on market, compared with 85 a year earlier.

Sales above $1 million held nearly even for the quarter, with 117 closings compared with 118 a year earlier. That segment's average sold price was $2,163,609, 5% lower, and average days on market was essentially unchanged at 86.

By town, the City of Napa closed 246 sales in the quarter, up 6% from 231, with an average sold price of $1,117,213, up 2%. American Canyon also closed more homes than a year ago, 36 compared with 32. St. Helena, Yountville, and Calistoga each closed fewer. St. Helena's quarterly average sold price rose 35% to $2,670,588 on 23 sales, and Calistoga's fell 66% to $767,981 on 13 sales. In smaller towns, even a full quarter of data can reflect the particular mix of homes that happened to sell.

How Napa Compares to California

The California Association of REALTORS® (C.A.R.) reports medians rather than averages, and its county figures cover existing single family detached homes only, while the BAREIS numbers above include all residential sales. The two are not directly comparable, but C.A.R.'s figures are useful for comparing Napa to the rest of the state on the same measure.

According to C.A.R., Napa County's median sold price was $918,000 in September, down 3.1% from August and up 2.0% from September 2025. The statewide median was $899,720. Napa's median time on market was 69 days, compared with 114 a year earlier and 29 days statewide.

C.A.R. also reported Napa County at 8.5 months of unsold inventory in September, up from 7.4 months a year earlier and above the statewide figure of 3.7 months. The index estimates how many months it would take to sell the homes currently on the market at the current sales pace. C.A.R. reported that the 30 year fixed mortgage rate averaged 6.86% in September, based on Freddie Mac weekly survey data, compared with 6.35% a year earlier.

For Buyers and Sellers

For buyers, September brought fewer closings than a year ago, and the homes that sold did so in less time on average. With inventory measured at 8.5 months by C.A.R., it is worth reviewing what is available in your target area, along with listing history, before making an offer. Your agent can help you weigh each home on its own terms. Conditions can look very different from one town or price range to the next, so the countywide picture is a starting point rather than the full story.

For sellers, pricing grounded in recent comparable sales remains the most useful starting point. Town level averages in much of the valley reflect only a few transactions, so your agent can help you understand what recent activity looks like in your neighborhood and price range. Activity varied by town in September, with American Canyon closing more homes than a year ago while most other towns closed fewer, so local context matters.
