August brought more closed sales to Napa County than the same month a year ago, and at a higher average price. According to BAREIS MLS, 117 homes sold across the county in August 2026, up 13% from 104 in August 2025. The average sold price rose 9% to $1,312,471.

More Luxury Closings, Longer Waits
Homes that sold for $1 million or more accounted for 47 closings in August, up 27% from 37 a year earlier. The average sold price in that segment was $2,315,767, 1% below last August, while the average price per square foot slipped 5% to $836.
The bigger shift was time. Million plus homes averaged 118 days on market in August, up 46% from 81 days a year ago. In July, the luxury segment sold faster than the county overall, averaging 55 days versus 72. In August, it sold slower, at 118 days versus 86.

Where the Sales Happened
The City of Napa carried the month. It recorded 92 of the county's 117 closed sales, up 44% from 64 a year ago, and its average sold price rose 18% to $1,290,623.

Outside the City of Napa, every town closed fewer than ten sales in August, so a single high or low priced sale can swing an average sharply. Yountville's average sold price rose 136% and Calistoga's fell 72%, each on four sales. Read those as a snapshot of a handful of transactions rather than a change in what homes in those towns are worth.

How Napa Compares to California
The California Association of REALTORS® tracks medians rather than averages, and its county figures cover existing single family detached homes only, while the BAREIS numbers above include all residential sales. The two are not directly comparable, but C.A.R.'s figures are useful for comparing Napa to the rest of the state on the same measure.
According to C.A.R., Napa County's median sold price was $947,000 in August, up 7.0% from July and down 2.9% from August 2025. The statewide median was $901,420. Napa County had 6.6 months of unsold inventory, compared with 3.7 months statewide, and a median of 91 days on market, compared with 28 days for California overall. A year ago, Napa's unsold inventory stood at 8.4 months.
