Napa County's real estate market has been experiencing a downward trend for the first quarter of 2023, according to the latest stats. The report shows that sold listings have decreased by 41-54%, depending on the type of property, with the largest drop being in St. Helena. However, median sold prices have increased in some areas, such as Napa Country properties and Yountville, while others have experienced a decrease, such as Calistoga.
 
Average days on market have increased in all areas, with the highest being in American Canyon at 53%, and median price per square foot has generally decreased by a few percentage points. The only area that has experienced an increase in median price per square foot is Yountville's real estate market.
 
Overall, the data in the report suggests that Napa County's real estate market is currently facing some challenges, but there are still some areas that are performing better than others. It will be interesting to see how the market will change in the coming months and whether there will be any significant changes in the trends.
